Elizabeth has to be the most knowledgeable agent on the westside. She was enormously helpful in terms of understanding any issues with the house, zoning, etc. All her recommendations (contractors, inspectors, etc) have also been top notch. She and Niko are also just really wonderful people to spend a day touring homes with. We couldn't be happier!

I met Elizabeth Clay (Eli) and Niko last year with a very specific, and frankly demanding, brief: find a property on the Venice canals that had meaningful upside, but avoid the long, painful timeline of building from the ground up and dealing with the Coastal Commission. I wanted a larger existing structure, a true fixer, and something unique enough to justify the effort. Elizabeth understood the assignment immediately—and then exceeded it. She worked relentlessly to source opportunities that actually fit the criteria, ultimately bringing me an off-market property right on the canals that checked every box. Location, scale, condition, upside—it was exactly what I had been looking for, and not something I would have found without her. Beyond the deal itself, Elizabeth added tremendous value through her network. Elizabeth helped us buy a house before it went to the market and i believe we bought for a price below market value. She provided us with local experts in a very timely fashion to help us get comfortable with the purchase. Prior to buying this house she showed us other homes in our desired area in an efficient fashion and never pushed us to go out of our desired price range. i would be very comfortable recommending her to other buyers.

From our first meeting last spring, we liked Matt a lot. He gave us great advice about prepping, staging, move planning, and market strategizing, and was a valuable resource to the tradespeople who could help us make the house shine. And, most importantly, he connected us to the folks who bought the property. It wasn’t all smooth sailing, though. While we realize real estate agents have a demanding job, there were a few occasions (more so on phone than in-person) where we didn’t feel we had Matt’s full attention. There were instances where we submitted requested info and Matt would later request it again, not remembering we had already submitted it. Understandable if it’s once or twice. But if happened enough times where it was noticeable. There were a couple instances where he forwarded us feedback (e.g. inspection reports, replies from potential buyers, etc.) without providing any of his input or letting us know about further steps he took that weren’t indicated in the feedback/reports. While we appreciated his forwarding us things as soon as he was able, it would have been helpful to have gotten his input /further actions/suggestions about the information so we’d have a more complete picture when reviewing things for the first time. That said, and overall, Pardee got the job done, and our house sold and we are grateful. Matt enlisted Elle Davidson to get us over the finish line when he had to leave for a long-planned trip to Europe, and she stepped in admirably to make it happen.
