Charlene listed my late father's mobile home and property. There was issues with the title and the VA was being demanding on the homes condition. Charlene stuck with it and saw everything was resolved, title and VA's unreasonable demands. The title on the mobile home had not been transferred correctly from the previous owner to my father. All parties involved in the sale had since past away. Charlene took it upon herself to track down a living relative that was willing to help resolve the title issue. That was not easy. All involved had very common names so a simple internet search was not enough. It took weeks of work. She got it done! The VA was demanding items be brought up to current code even though they met code of the day when installed in the early 1980's. Charlene got it all taken care of! She got a final sale price that was well above what I expected to list at per online price guides and above asking price. With her help we netted more money after expenses then we expected to list it for. She definitely knows how to price and market a home. I live out of state. Dealing with all of this would have taken me multiple cross country trips. Without her help the sale would not have gotten done.

I had worked with Charlene when I purchased the property 11 years ago and couldn't believe how communicative and caring she was through the whole process. We looked at a LOT of properties and she was as enthusiastic and informative at the last viewing as she had been for the first. She also shared great referrals for both lender and inspector. Covid pandemic first time home buying experience with Charlene. We started a facetime consultation with Charlene. We got to know each other. We talked about what we liked in a house and what can be compromised. We also let her know that we work night shifts and be sleeping during the day time. We can't speak highly enough of our experience with Charlene Hanson. We were first-time homebuyers with very little knowledge about how to find the right place. We met with Charlene through a referral from two of our closest friends. She is very honest and hands-on and she really helped to take the pressure off of us. Charlene answered all our questions about home buying. We never felt forced to make an offer right away. Charlene took her time to find houses for us. We lost on two houses and we were so devastated. Charlene assured us that it happens all the time and we wound find something better. Thursday night, Charlene texted us that she wants us to view a house. We immediately agreed to see it the next day. When we found “The One”, Charlene asked us if we want to put the offer in. Charlene walked us through every step of the negotiations, even suggesting that we write a letter to the sellers to explain why we thought they should choose us. She took her time and see how much houses around the area were sold. So, we decided to offer more than the listing price. It was an unconventional approach but it worked and we thank Charlene for that every day!

We have had the pleasure of working with Charlene to both buy (2011) and sell (2019) our home. When choosing a realtor, I read reviews and chose Charlene. I was looking for someone who would listen, was communicative and responsive, had strong industry experience and seemed pleasant. I found those qualities when I interviewed her - and I wasn't disappointed. Being new to the area and not really knowing exactly what we wanted was stressful for me. That's where Charlene was most helpful - she guided us when asked, gave her opinion of the value of each home and it's quality. When we found the home we wanted, she acted professionally and guided us through the process without any problems. After happily living in our home for 8 years, it was time to sell. We went back to Charlene. I was amazed at the extras she included as part of her service and at no additional cost!. She had a wonderful interior designer come in and recommend some small changes with big impact and staged our home for us. She also had an amazing photographer come in and take pictures for the listing as well as a video! Bottom line, all this was done quickly and professionally. We listed it on the market and immediately the offers came in on day one. We had enough offers that we accepted one by day 4 - well over asking price. Closing was done in under a month. Charlene is a lovely person who really cares about the experience that you have as a buyer or a seller. I recommend her highly.
