As an investor one of the more critical elements of the industry is knowing the local market. A bad purchase price can destroy a deal. I have to say it took me a short while to trust her numbers, but after multiple deals I have now come to this conclusion! If I'm in limbo on making a purchase because of a low margin, I just trust her opinion, and in five years she has never been wrong. It's simple, she just knows what she is doing. To be honest, if she had time, she should be teaching seminars!

There is rarely a time when she doesn't answer a call, and if she can't answer, she always calls back! If you are an investor and buy/sale on a regular basis you understand how uncommon that is. When I did a check on Zillow, the first comparable sale that displayed was for a significant higher amount which not included in this offer.
