Working with The Dan Stacey Team, in particular Dan Stacey, exceeded our expectations. As sellers, we were not local or familiar with the market. A number of things stand out: 1. Responsiveness--we had a video conference and text and email communications. Dan was very responsive. Never a need for a follow-up "what about this?" 2. Knowledge of the market--based on the sale of homes nearby, we had developed an expectation of value. Dan's market analysis (performed even before we had substantive conversations about process, value, etc.) targeted a value that exceeded what we were hoping for. The market analysis was very thorough (not just a handful of comparable homes). This gave us confidence in the asking price. 3. Process--we set the price to not exclude buyers who might have an upper limit just below the estimated value of our property. Based on the asking price and the market analysis, Dan anticipated we may receive offers above our asking price and that we may receive multiple offers within a day or two of listing. All of this proved true. 4. Collaboration--because we had not lived in the home for some time prior to sale, we were not completely up to date with many things that might be hidden. Dan suggested we perform an inspection which helped us gain a better understanding of the condition of the property. This also aided the buyers who may have relied on the inspection. We were also able to better complete the disclosures and structure the listing with this information. From initial conversation through closing, we were pleased with the experience.
