This was odd to begin with, we were buying a second house in Florida for my mother-in-law when her prior living arrangements changed. We live in Tennessee so we had to do a lot by long distance. We contacted Karen and she jumped in to help and showed my MIL houses. We put a contract on one and it fell through due to the condition of the house. The second one had termites. The third one looked good and here is where the difficulty began. Karen recommended only doing a four point inspection, but we opted for a full inspection. Little did we know that we needed both, in addition to a Wind Mitigation inspection. When it came time to get homeowners insurance, nobody would insure the house due to it's age unless we had the four point. I tried to use the full inspection, but one company said they would insure, only after EVERYTHING in the inspection report was fixed. We should have known up front that due to the age of the property that insurance would be a problem without the four point inspection. It caused a week's delay, lots of heartache, and stress. I've been a realtor in Tennessee and I was looking for a realtor in Florida that would help us navigate these potholes, and we fell right in one.
