Beyond her market knowledge and consummate professionalism, consider Libby's tenacity to be a gift and an unfair advantage while working for you as a relator. I'm sure many successful relator / buyer relationships might last only 60-90 days or less? But for me, coming off my first time, most miserable, Mooresville home builder experience with their poor communication, continual staff turnover and numerous construction overages outside of my written contract, Libby stood right by me and continuously fought for me... for two long years! That's a commitment to your client. That's a well above and beyond effort for a commission split with their far less than deserving listing agent who disappeared shortly after the land purchase in Aug of '22. Amy lacks experience, transparency and professionalism. Repeatedly tried to rush the process when we discovered a mold problem. Strong armed me with ultimatums like- Seller won’t disclose their mold report until they have yours- when they already had mine. We had 3 mold tests done. Each found elevated levels of mold. Our third test was a four hour extensive test with multiple samplings and visual investigation-done same day as sellers test. Theirs was a simple air test with two samples. Our expert test showed some unusual results never before seen in N.C.. The GM - General Mean of naturally occurring molds was so “clean” in this third test that obviously the house and undergone a temporary treatment between our first two tests and this third one done on the same day the sellers test would be performed. The expert mold company said these numbers are totally skewed because every house in the country has some level of these naturally occurring mold species and your previous two tests done a week ago indicate this house had them too but today there are none present. This tells us the seller or their agent must have used a temporary fog machine or even a milk treatment to temporarily mask the mold. When we brought this to Amy, she and her supervisor wrote me a reprimanding email letting me know the seller can remediate mold any time AB’s any way they’d like. Really? Hours before my $3,500 mold test? To temporarily skew the results? Amy discouraged me from a full thorough walk thru before closing assuring me it was all good she already went through everything. Really? A sofa snd love seat contaminated with mold was on the third floor & debris and old items in the attic side wall storage areas. She tried rushing me through to ignore these items needing to be removed. Barely went to bat fur a credit- I did all the advocating myself and without a doubt she did zero negotiating. A good agent would have secured a substantial credit under these circumstances.
