Jason Boulay is a Rhode Island native with nearly a decade of experience helping buyers, sellers, and investors navigate real estate decisions with confidence, clarity, and strategy. Raised in Warwick and educated locally, Jason brings deep market knowledge and a strong analytical foundation to every transaction.
Jason earned his Bachelor’s degree in Business Administration with cum laude honors in Management and Finance from Bryant University. His background in finance continues to shape his data driven approach to pricing, negotiations, underwriting, and long term planning, helping clients make informed decisions across residential, multifamily, and select commercial real estate.
Before transitioning into real estate brokerage and advisory work, Jason spent over a decade in property management, where he managed large apartment communities throughout Rhode Island. He oversaw properties ranging from 100 to 250 units, led leasing, customer service, and maintenance teams, and built and managed annual operating budgets generating several million dollars in revenue. This experience sharpened his leadership, negotiation, and problem solving skills and gave him a strong operational understanding of income producing real estate.
Licensed as a real estate professional since 2016, Jason has built a strong track record of guiding successful real estate transactions and has consistently ranked in the top 20 percent of his office. In recent years, he further advanced his credentials by earning his real estate broker’s license. He holds the Pricing Strategy Advisor designation, is an Accredited Residential Manager, and is a member of the Institute of Real Estate Management. Jason also served as Chair of the Young Professionals Network in 2024 and 2025 and currently sits on his office’s Agent Leadership Council, a board comprised of top performing agents who help guide business strategy and decision making for the market center.
Jason works with first time homebuyers, move up buyers, sellers, and real estate investors. His experience spans single family homes, multifamily properties, and select commercial opportunities, with a particular focus on income producing assets. As an owner of a three unit multifamily property, a single family home, and an active home flipper, Jason brings firsthand investment experience to clients evaluating acquisitions, dispositions, and long term strategy. His comfort with detailed financial modeling supports cash flow analysis, underwriting, and thoughtful decision making.
Clients consistently appreciate Jason’s communication, strategic mindset, and steady guidance throughout the process, as well as his commitment long after the transaction has closed. He is known for asking thoughtful questions, understanding the goals behind each decision, and approaching every transaction as if it were his own. Jason believes real estate success comes from collaboration, creative problem solving, and disciplined analysis.
Jason serves clients throughout Rhode Island, southeastern Massachusetts, and eastern Connecticut, with a strong focus on communities such as Warwick, Cranston, Coventry, and surrounding areas.
Outside of real estate, Jason enjoys traveling, exploring new cultures, and spending time in the kitchen cooking for friends and family. His love of travel began while studying abroad in London during college and continues to influence his perspective, curiosity, and appreciation for thoughtful planning. He lives in Rhode Island with his partner and their dog and remains committed to continuous learning, professional growth, and delivering a high level of service to every client he works with.
