Jim Smith helped me arrange to have repairs/updates made to my house in Golden before putting it on the market, and the house then went under contract in only 10 days (when the average time on market for houses in the area was approximately 34 days). Jim advertised the house extensively and very professionally. He also helped to arrange for the few inspection objections from the buyer to be addressed, and he negotiated an alternative solution to the one objection that could not be adequately addressed until warmer weather arrives. Perhaps Jim's most helpful suggestion was that I get a Home Equity Line of Credit (HELOC) on the new house in Wyoming that I purchased with cash before the sale of my house in Golden, so I could repay the money I borrowed from my IRA to make the cash purchase in Wyoming. If I didn't repay that money borrowed from the IRA within 60 days of withdrawing it, I would have had to pay a large tax bill. But by getting a HELOC on my new house in Wyoming, I was assured of being able to repay the money to my IRA account before the end of the 60-day grace period and thus avoid paying taxes on it. That was an excellent suggestion that provided the cushion I needed.
