Theresa was my agent on two transactions and I would utilize her again in a heartbeat. She represented me on the purchase of a home for my mother and went above and beyond my expectations scheduling needed inspections and follow-ups regarding the transaction to make it go smoothly in a very tight timeframe. My second transaction was new construction with Lennar and again she made a very difficult purchase with them much more manageable. She constantly followed up on the delays and gave me the real picture of when the home would be completed despite the smokescreen that Lennar put up. Nearing the end of the transaction she was invaluable in protecting my interests and not letting me get pushed into closing to hit their deadlines like many of my neighbors did. When my husband and I decided we wanted to move to Florida, we had no idea where to start house shopping. We simply inquired about a listing we liked on Zillow in 2018 and somehow was blessed with Theresa! She was absolutely amazing from the start. Quick responses, very punctual and knows her job! We were out of state at first so she went out of her way to go visit properties for us and FaceTime with us as she visited them. When we were able to finally meet her, she spent the entire weekend with us driving all over Central Florida checking out locations. We only stayed in Florida for 4 years so naturally when we decided to sell our house, she was the first one we contacted. Again even though we were a couple hours away from her location, she still managed to help us. She listed our house and then spent a weekend doing open house. We had 7 offers on our house in 2 days. I met Theresa accidentally in an open house that I went to see in Wesley Chapel. I liked how approachable she was and told her what I was looking for and that I was moving from California. She listened to everything carefully to our long list of specifications and at that time I did not know how good she would be at matching us with the right home. All the properties that she showed us met every specification we were looking for...but the market in March 2022 was very hot in Tampa and nothing would stay in more than a day and I was running out of time as I had an interest rate locked at very low rate. She worked so hard and showed us many properties that matched our criteria, but somebody always outbid us. At one time she showed us 10 houses in one day and we finally found our home in Tampa Palms. We are highly satisfied with her work during the entire process including drafting our proposals, negotiation, communication, timeliness, post-closing service etc. We could not have asked for a real estate agent better than Theresa. She is knowledgeable, hardworking, and more than anything kind and patient. We will definitely work with Theresa again. We cannot thank Theresa enough for the kind gesture she showed when hurricane Ian was going to hit Tampa last September. We were not in town, and we had no idea what we needed to do. The only person we knew in Tampa was Theresa, our real estate agent. She drove to our new home and secured everything for us. We are forever grateful to her. Vacation time, December of 2021, Christmas time, Teresa unselfishly spent time showing and arranging homes for us to see. Only had 2 weeks, finally had to head back to New Hampshire. We were moving from Miami and on a short deadline. Caitlin was able to accommodate our tight schedule, taking us to a dozen houses within our range the one day we were able to be in town. She helped us get a house under contract at an attractive price within a week of showings. She was our boots on the ground during the appraisal/inspection/closing process while we were in Miami with a new baby. Highly recommended.
