She has the knowledge that can only be gained by experience She knows the area and has tremendous knowledge base for contractors for things like home inspection fireplace septic etc. In addition she knows houses. She knows what a well head looks like or if a room has coax or ethernet connections etc. If we had questions and she didn't know (which was rare) she would find out quickly.
