Josh represented both myself and the buyer in the transaction. Working tirelessly during an especially dry season in the market, and during a time of extreme personal duress, Josh professionally handled the transaction beyond my expectations, perhaps even beyond what I personally could have managed. He assisted me in directing me as to what repairs would need to be made in advance of listing, he assisted me by providing referrals to reliable professional services which assisted me in maintaining the home while it remained vacant on the market. He personally ensured that the home had open houses scheduled very nearly every weekend. He located and secured the buyer for the property and assisted both of us through the tedious and somewhat needlessly complex process of the buyer assuming my home loan. He dealt with myself and the buyer fairly and honestly, and helped soothe over both us through the various complications of the circumstances regarding the loan assumption. At the end of the day, the transaction of the sale/purchase of your home will either go smoothly or it won't. The difference between a good realtor and a great realtor is whether or not they are equipped, ready and willing to overcome the various issues in the paperwork to make it happen when it feels like everything is on it's way to going to pot. Josh is a great realtor with a wealth of experience in sales, and the intestinal fortitude to stand firm in the face of adversity which is an uncommon virtue in realtors. We are so glad we chose Marilin to help us with our search. She knows the area very well, and, once we gave her our requirements, she immediately went to work to find us prospective homes. We appreciate that she always availed herself for a showing, many times spending most of her day with us as we checked out several houses. I can’t remember how many homes we saw in total (both virtually while still out-of-state and once in Orlando), but she found the one for us! When she initially presented it to us, it was not a choice we would have considered on our own, but she assured us it was worth checking out. So glad we trusted her better judgment! What we appreciated most was Marilin’s calm and patient disposition. We at times let the stress of house hunting and relocating get the best of us, but Marilin was so understanding and empathetic throughout the whole process. We knew we were not her only clients, but she never missed a beat with us. We bought a for sale by owner house, so we dealt directly with the homeowners.
