An opportunity arised that made sense to make the decision to sell my home to pursue a better home. It was all an unexpected decision so officially planning in advance to sell my home did not occur (Painting, floor, etc.). My home was still perfectly fine to immediately list (Still FHA OK) but of course, if you can make it better before listing, definitely go that route. The main immediate hurdle before listing the home was addressing a section of flooring in the Living Room where I had to pull up some tile due to buckling. I had an area rug covering it up until I could address it. Then, the decision to sell came unexpectedly. Ms. Vanessa O'Neill, whom a family friend recommended, was chosen for the project. In addition to the information disclosed already, the home was across from a factory, in an industrial zone, only 834 square feet on a 3313 lot size "in the hood" :) She definitely had her work cut out for her. However, it was a legal 3 bedroom/1 bathroom home. That definitely would work in favor during this endeavor. What REALLY impressed me with Ms. Vanessa O'Neill was her ability to FIND the exact color tile for my Living Room. That definitely needed to be addressed and was worrying me like crazy. I thought I had to pull the whole living room up. She found the exact tile WITHOUT a sample.... just a picture. The house sold! The numbers came in more than needed to secure my next purchase. The whole process was nothing like HGTV. It took WORK to sell my "little house in the hood" but it was all accomplished. Ms. Vanessa O'Neill went above and beyond. She provided weekly video updates and responded to all texts, emails and calls when needed.... even when I needed something late in the evening. The escrow process was a headache. The buyers were using a first time buyers program which prolonged the 35 days. This interfered with my rate lock for my new home purchase. However, an extension was provided and Ms. O'Neill got the buyers agent to PAY 4 it. 5/5*
