We had a great time working Tracy on buying our first home in Montclair. She is tremendously experienced and knows the market in the east bay extremely well. She was always available when we had questions. One of her key strengths is the understanding of construction techniques of houses here in the area, combined with years of experience of how houses and properties change over time. She quickly analyzed the properties that we liked and gave us a run down of the tradeoffs and what that would do to the value of the property and potential future costs. We looked at a few properties in detail before we made the first bid on a house that we liked and the matched our budget. She did a detailed market analysis and came up with a number to offer and we were successful on the first bid (YMMV). We outbid the other parties by a small margin at the expect market value. There are no magic bullets to be successful in finding the right house in this market, but Tracy is a fantastic partner to navigate this complex market and to feel confident that you will find the right house at a price that works for you.
Being a first time home buyer can be overwhelming. Tracy provided me with a wealth of information. She was very responsive throughout the house hunting process to post-closing. Tracy's knowledge of the updated city ordinances effecting real estate transactions was central to our winning offer. She was also able to sort out a poorly written easement agreement identified in the title search, which saved on possible attorney fees and expedited the removal of the related contingency. If you want to buy a home, you will want Tracy on your home purchase team. She is an expert at navigating and negotiating the nuanced East Bay real estate market.
I interviewed 5 (I know a little crazy :D) agents in my search to help me sell my parents house. I ended up selecting Tracy. I was going to be an out of town client, not living in Berkeley, so I wanted someone that would handle ALL the details. All the agents of course said they could, but Tracy had the best demeanor about it. She wasn't pushy or over-caffeinated. We had a good down to earth conversation. There was a LOT of work to do to get it cleared out, and she managed to help me with some of that. There was a big challenge in a lot of the timing (I was really hoping to get the house sold before the end of the year), so I forwent probably some money from having a thorough estate sale, and just did my best hanging on to the higher value items and then having her locate someone to clean out the rest of the property. She was able to get the house ready to sell in just under a month without spending a ton of money. Friends and family commented on the excellent job that was done in the staging and photographs. I was a bit surprised we really only got 2 quality offers after 11 days on the market. In the current climate, the house went above asking but right about what Zillow and Redfin said the property was valued at. There were a few small glitches in the process, and its somewhat expected. In the end, it was all done meeting my expectations on what the selling price would be, but more importantly getting it sold well before the end of the year to make my tax situation less complicated. If I had another house to sell in the Berkeley area, I would definitely call Tracy again.
You want to work with Tracy and only Tracy. She will go to bat for what you need. Tracy knew my budget for selling and worked very hard and actually covered my costs till the end of it all. So no stress! She was honest and transparent about the costs, comps and offers. And I felt like she really cared about who we are as clients and worked with us in collaboration. We loved working with her.
