My situation was a long process because I live out of state and the Florida home was a second home and I had a tenant that had to be evicted after letting the house fall into total disrepair, in addition to being extremely behind in rent payments, but refused to leave. Toni provided me with all the court information to get the eviction process done, then provided me photos of the damage, contacted contractors for 3 estimates for the interior work, new roof, and landscaping that needed to be done. All were reputable and did high quality work. Toni also provided her expert opinion as to what NEEDED to be done versus what would BE NICE to have done in order to list the house for sale. She kept me apprised of the progress and quality of the work being done via phone calls and also following up with emails during the whole process, which was a comfort since I was not able to personally be there all the time. After the work was completed, Toni listed the home, and it sold in the first two days of forwarding me the multiple offers that came in, and it sold for more than I expected to get. Toni is very professional, personable, trustworthy and honest! In my opinion, she's the best you'll find and you'll be extremely pleased if you choose to use her to list your house! I promise you, you won't be disappointed!!

She helped me prepare my home for sale by making excellent suggestions on how to get it ready, she was always on time and quick to respond to my request to view homes. We were able to sell my home quickly. When it came time to purchase a new home, she went above and beyond by dropping everything she was doing to meet me at the house that had just been listed and then was quick to prepare an offer. Her recommendations regarding the offer and proposal to the sellers resulted in them picking my offer over three other offers presented on the same day and mine wasn't the best offer but was the most solid because of her guidance.
