He took care of every aspect of renovating, staging, showing and selling, keeping us updated and making sure all the details were taken care of. When we first sat down to discuss my home sale, Tom talked about trends in real estate prices in the neighborhood, his expectations about my sale price, and things I would need to have done to get the house ready for sale. He was very clear up upfront about the closing costs associated with the sale, and his estimates were spot on. When home sale prices started to escalate, he kept me informed on the new expectations and any related costs. A critical piece of my home sale was that I already had moved, and the house needed work. Tom took the initiative to recommend fixes to improve the look of the house both inside and outside, found contractors to do the work, and supervised the work they did. When last-minute water damage problems appeared, he organized and supervised work to decisively take care of the problems. Bottom line --- he put in a TON of work, and the house looked better when I sold it than it had EVER looked before (hey - if I hadn't already moved, I would have wanted to stay!). There were a couple of instances when I wondered whether a particular upgrade was really necessary, and I ended up spending more on fixes than we had estimated. But as I said above, at the end the house looked great, and I can't argue with the results -- the final sale price was far, far above my initial expectations and sale prices for comparable houses in my neighborhood, and the fix-up costs amounted to just a fraction of the increased sale price.
