When we began “tire kicking” for a small get away in Provincetown- we happened upon Susan. We scheduled a showing for a listing she had at a complex in Truro. It was not the right fit for us- but she listened to our needs and wants and within minutes on the phone- arranged for additional showings (for the same day on an August afternoon)! After looking at 4 or 5 places- we found the perfect little cottage. It was not Susan’s listing and she quickly switched to being our buyer’s agent. During the negotiations, Susan was responsive and answered our calls, emails and texts without any delay. We had an agreed offer. We live 4 hours away and Susan offered to attend the walk through, came back to our little cottage and took additional photos for us and continued to address all our questions. Susan treated us as if we were buying the most expensive place in town! The seller had a permit issue after we signed the P&S, Susan quickly got on the phone and called a resource of her own- and had the issue resolved in days. Susan is from the area and shared many of her family stories and gave us many recommendations for trades people. While vacationing in Provincetown we decided to “tire kick” for a small getaway place of our own. We searched the internet and reached out to the listing agent of small condo in Truro. We met at the unit and Susan McCabe had come prepared with a variety of listings for us. We viewed 3 units at the first complex. We had an appointment for only one- but Susan called another listing agent and knocked on the door of the manager and got us into two additional units. The complex was not the right fit for us, but Susan listened to our needs and quickly made an assessment of what might be a good fit for us. She was back on the phone in moments and lined up 5 more showings during the same August morning. Upon walking into our 4th unit- we knew we found the right place for us. She assisted us in trying to determine what “offer” would begin a thoughtful negotiation but not deter the owner in walking away. The market was very active and we knew there was very little room for anything below asking price. Our negotiations went smoothly and we had an accepted offer. We live 4 hours away, but during the following 8 weeks, it was as if we were purchasing the most expensive place in town (when actually it was one of the smallest). Susan answered every text, e-mail and call with enthusiastic energy and went far out of her way to make this experience exciting and smooth. She took extra trips to our little cottage and sent us additional pictures, showed up for our inspection (saving us a trip), and resolved a permitting issue the seller had.
