This endeavor wasn't an easy one. Steve took me out to look at this property at the beginning of January 2022, during the tail end of a snowstorm that left 14-18" of snow and ice on the ground. He spent the better part of the day getting to the Palouse, and showing me around the property as the snow and freezing rain continued. He walked me through the home, and all of the out buildings, describing the purpose and context of each one. During the next 4 1/2 months, he consistently communicated with me as I attempted accomplishing a 1031 Exchange (with many vulnerabilities). He told me where the pit-falls would be in the buying process, and encouraged/advised me when these did indeed occur. He never lost momentum or motivation, and continued to be a great conduit between the seller, 1031 Agent, and myself. He has a very even and steady demeanor, an understated knowledge of the geography and customs of the area, and remains calm, even when things could go wrong or get tense. I developed a strong level of trust in his abilities to navigate any situation that might arise, which actually made the process enjoyable. Everything transitioned smoothly, and exactly on time.
