We understand that this one of the most important transactions in one’s lifetime and it can be very stressful at times. Rest assured we will be with you from step one until you get your keys! We would like to take this opportunity to tell you what you can expect from us in the home purchasing process. REALTORS® are licensed professionals who are bound by the Code of Ethics which we live and work by. As your REALTORS® we will work directly with you to create a home search with your specific criteria and unique goals in mind.
We will provide you with pertinent information on the communities that you identify as possibilities, and help you to narrow your search based on facts. We will help you navigate through the entire process, step by step; from finding your home, negotiating in your best interest, keeping you up to date on inspection/appraisal/lending/escrow deadlines to Close of Escrow!
The first step in the process is prequalifying with a lender. If you are not currently working with a lender, we are happy to connect you with our local lender. Getting prequalified lets you know the max price point you can spend, what amount you feel comfortable spending on a monthly mortgage payment and how much cash you will need to close escrow.
Buyers will have some upfront out-of-pocket expenses for home inspection(s), appraisal and a termite report if applicable. These costs are paid to third parties and are not included in closing costs determined by the title company. Title insurance, homeowners’ insurance, pre-paid costs such as taxes and HOA fees, and recording fees are determined
by multiple factors including (but not limited to) purchase price, property location and community amenities.
We will walk you through each step and answer any questions that you may have throughout the process and your obligations for payment at each occurrence.
An Earnest Money Deposit will be collected upfront by the title company once an offer has been accepted and escrow is opened. These funds will be held in an escrow account and used towards your down payment and/or closing costs at Close of Escrow.
