STEPHANIE LeBeau and Julianna Watson are outstanding real estate agents. This is the second time we have worked with STEPHANIE and Julianna who have twice helped us to purchase a new home and sell our existing home. Stephanie and Julianna are extremely professional , knowledgeable, and very easy to work with. Our most recent purchase required placing a quick offer and executing a quick close to ensure we were able to purchase this property. Their knowledge and professionalism guided us through what could’ve been a very hectic circumstance. They took care of every detail and reminded us of any outstanding items we needed to do, making the entire experience stress-free and, in fact, pleasant. I would very highly recommend our real estate agents STEPHANIE LeBeau aunt Julianna Watson.

Very responsive and personable team. Stephanie works hard to talk to agents and learn about the property & the sellers.

Stephanie was an excellent agent to work with, both during the sale of my home and the subsequent purchase of a new home. Her communication was consistently timely and proactive. She was very effective at negotiating and facilitating both the home sale and home purchase. She has a strong network of contractors who can economically and reliably assist with preparing a home for sale and with property assessment and improvements. In summary, Stephanie was consistently gracious, professional, knowledgeable, and highly effective supporting me during all steps involved with my home sale and subsequent home purchase. :-)

Stephanie listened to what my needs were and was great in navigating me through the San Francisco market. When I found what I was looking for she was a superb negotiator. I got the place I wanted at the price I wanted to pay. The whole process, which can be stressful was made easy due to her professionalism and personable nature. I consider her now a friend and will certainly call on her again if ever I need real estate advice!

Stephanie was terrific from the beginning to end. She was super knowledgeable about the area and gave great recommendations about how to prepare the house, when to put it on the market, and how much to list it for. She put me in touch with a wonderful team to make upgrades so the house would have a Wow factor. The house sold for way more than list and even before the first open house. I live out of town and I was able to completely rely on Stephanie to coordinate things in my absence. Stephanie's enthusiasm was over the top in a good way. She was also very understanding of the emotional attachment I had with the house and was sympathetic to my feelings. I really can't say enough wonderful things about Stephanie. I 100% recommend her if you are selling or buying a house.

We wanted to move fast and Stephanie was amazing. She knew a lot about our market (San Francisco) and gave us good perspective to make confidence choices at every step. Stephanie helped us get our first offer accepted same-day and kept things moving for us through the whole process. Couldn't have asked for a better outcome. 10/10.

Stephanie knows the market for San Francisco residential properties and how to best manage their sales. She is very energetic, supervised staging and minor repairs expeditiously, and communicated well and frequently. She sold my condo within 5 days of listing, at a price I consider to be 10% above market, for cash with no contingencies. I highly recommend Stephanie, together with her associate Juliana Watson, without reservation.

My husband and I have purchased eight homes in our lifetime in several states across the country, and Stephanie LeBeau has been the best realtor we have ever worked with. We purchased our condo in SFO while living in another city. Stephanie LeBeau was extremely knowledgeable about the SFO real estate market, introducing us to properties and neighborhoods with which we were unfamiliar. Her communication skills were outstanding, as she listened, remembered, and understood our needs and refined her searches to exactly what we were looking for, which was extremely important as we had limited time to search for properties in SFO. Her professionalism was remarkable as she was extremely organized, remembering details and reminding us of timeline expectations, while also providing contacts for HOA services and furniture purchase. Stephanie's pleasant personality along with her professionalism, market knowledge, and communication skills made purchasing our condo a pleasant experience.

I highly recommend Stephanie LeBeau if you are selling a home or condo. From the minute we began working together, I was impressed with her professionalism, market knowledge, strategic thinking, and timely communication. She immediately walked the condo, checked out the complex competitively seeing what other condos were for sale, attended their open houses, noted historic length of time on market and selling prices, and made recommendations to us. She was able to then work with me and provide advice on the listing, selling price, staging and timing to ensure the condo was ready for market. Her relationships in the industry are strong. She recommended 3 stagers with rationale for each, and went an extra step to negotiate on our behalf to ensure our needs were met. She provided us with a strategy for timing of selling and held an agent open house before the condo was listed with a "Coming Soon" which resulted in a lot of interest. The results speak for themselves, Stephanie received an offer within 7 days, had over 100 people viewing the condo online, and closing in less than 20 days with a sale over ASK! All the while, she was high energy, upbeat, always positive with a can do attitude. A thank you to Roger Heffner for recommending Stephanie to us. Loved working with her!

Stephanie is an amazing RE Agent as well as human being! I've been a RE Broker in San Francisco for over 30-years. I've met and worked with 100's of Agents and Brokers over that time and I chose Stephanie LeBeau to sell my home. Why? Because Stephanie is smart, creative, charming and resourceful! People are naturally attracted to Stephanie's big smile, welcoming personality and easy laugh. Stephanie is a natural sales-person and a shrewd negotiator. I decided to list my property on the day the MLS went down for the first time in history. The inspection revealed 30k in necessary repairs to the front staircase. My home had only two bedrooms in a neighborhood of 4 to 6 bedroom properties. To make my contingency deadline I needed a 25-day close above asking with a two-week free rent-back. In spite of the forced delay in listing, the unforeseen inspection reveal and my inflated expectations, Stephanie came through! I got the exact price I wanted, 19-day close and I'm living in my Dream Home today. If you need an experienced real estate sales dynamo on your team call Stephanie LeBeau at Vanguard Real Estate--she'll get the job done and you'll feel like her most important priority during the process. Like Frosted Flakes....Stephanie LeBeau is GREAT!!!

Stephanie (and her partner Bert Keane) guided us through a home sale experience that could not have been more successful. Through her experience, Stephanie helped us make critical strategic decisions on how to best prepare our home for sale by reducing friction for potential buyers. Stephanie and Bert made important, ROI-centric recommendations on staging, home repairs and marketing which drove a robust set of offers in a competitive market (and ultimately an offer 14% above asking price). What I appreciated most about Stephanie was her hustle, attention to detail and responsiveness when any of us had a question about the sales process. Highly recommend! Eric

Stephanie is an amazing agent! I didn't have any experience in buying a home, but Stephanie made this process smooth and painless for me. She took me under her wing and helped me whenever I had problems or questions. She immediately had solutions for any issues I had. She kept me on track and we were able to close this deal in under 30 days from the day we met! I highly recommend Stephanie if you are looking to buy in San Francisco, she is a rock star! Not only that, now she's my friend too. Thank you Stephanie!!
