Sonia is exceptional at what she does, extremely detail oriented and really someone I leaned on throughout the process of home buying and selling. Her level of information was 2nd to none and really stood out from other agents we met. Not only does she have a great personality, but she really gave us so much valuable information, like financing resources, various sub-contractor specialists, and many design outlets for the materials and renovation completions, which was extremely helpful to us. She’s a Broker who really understands what buyers and sellers want; and in our case, was a great match because she’s also a talented Interior Designer, so was able to assist us with the overall remodel and design details, with amazing home results. So much so, that the house was unrecognizable from its original condition to its final rendering. Our experience was so great, that we decided to purchase another fixer that popped up a couple doors down; and then ventured into the world of buying “fixer-uppers and flipping” them. Through its ups and downs, this has been an incredible experience for us, and we can attribute much of it to Sonia. As a buyers’ representative, she knows what buyers want, what they are willing to pay, and how to get the best price! She’s a savvy Realtor who has a keen eye for opportunity, pays attention to detail, has a good sense of trends, gathers accurate comps from all data sources, is ahead of real estate upswings, and provides great insight needed to make good decisions; not to mention she’s an excellent negotiator. To date, Sonia has helped my wife and I sell five houses for top dollar, with the last three in Woodland Hills setting records highs per sq. ft., along with a very tricky purchase that would have fallen through if not for her expertise, patience and diligence. She is an expert at negotiating on both home purchase price and home sales price. We purchased our home after tremendous effort due to the prior agent's 100% failure that infuriated the listing agent and seller. That agent claimed he was an “expert negotiator” and that my 32 years as a commercial R.E. appraiser was inferior. He advised us to bid low, which was against my suggestion. The seller rejected our offer and would not deal with us any longer with the agent ended by telling him, “good luck,” meaning take a hike! We were very upset. We contacted our friend, Sonia Keesee, who stepped up to immediately assist us. She re-analyzed the situation and came up with a much better and professional plan. She researched all the various details of the home and recent comparable sales data and then went to work for us. We had completely lost hope on purchasing our dream home, but she calmed us down and gave us new hope. She wrote a new, much more sensible offer which was supported with verifiable comparable sales, our qualifications from her preferred lender along with a letter of apology from us, as well as a letter of explanation from her. She was able to get the seller and her agent back to the negotiating table and, long story short, was able to get our offer accepted. HOWEVER, the seller and her agent misrepresented the property by advertising/insisting that the attic space of 2500 square feet was legally convertable into a 2nd floor which we needed for a music studio. We went through the escrow process and during the inspection period, I found out that it was forbidden under the 3/17/2017 “anti-mansionization” law. Due to this misrepresentation, we decided to cancel and we did. Sonia then had a better idea which brought us back again. She’s also an Interior Designer, so she came-up with alternative and creative plan to meet our studio needs. Fortunately, she was also able to renegotiate the home sale to even better terms by getting us a big credit of over $12K
