Sandra was my realtor for both the sale of my old house and the purchase of this one. 2000 words is not enough to capture the amount of attention and effort it took to get here. To understand the full picture you should look at 911 diamond seller review and then this one. So.. we sold 911 diamond the buyers initially were not considering a rent back Sandra was able to finesse them to let us live there while we found a house to live in. We had three weeks. Underwriting had prevented the sale of this house at the original asking price. We then went back to underwriting to see what we did qualify for. They came back and told us what we qualified for. Sandra told us we are going to go see seven houses in the area you specified, but we are still going to fire back at this house with our newly underwritten deal. We narrowed it down to 3 including this one. Sandra presented the same information to their realtor saying the market is projected to drop 8.8% with more competition coming on the market in spring our buyer is ready to roll now at this price. The sellers were quiet for a time….but then countered!!! We had been in communication daily to this point with dozens of moving parts to make this move happen and to keep my pregnant wife and I and a 2 year old from being without a home! We were able to close the deal in this house with 100k off of the original price!!! The set of circumstances surrounding this purchase was stuff of legend that I’m sure Sandra and compass will be talking about for a long time. This is the house of our dreams and I don’t plan to move from it. I cannot thank Sandra enough and my faith was placed in the right person. Sandra had the confidence to go back to the sellers with a lower price and the confidence to say put your trust in me I got you. This is the woman and realtor you want on your side. I had never sold a house before this and Sandra went above and beyond to make the process smooth. I initially thought my house would be worth more but she showed me research and comps in the area and brought me back down to earth in order to sell quickly. She also had a team of stagers and cleaners and handymen to make our house the most presentable. With the light modifications and staging she was totally right and we were only on the market for 26 days when we were looking around us and houses were staying on for over 100 days. Btw the timing of this was during winter and the market had cooled. My situation had two added wrinkles in that my wife was about six months pregnant when the process started and we needed the sale of the house for the down payment of my new house. The new house was in escrow the same time we were in escrow on the sale of this house. The new house underwriting gave us fits and we ended up not being able to buy. I was ready to give up on the sale of this house entirely, and start again in the spring. But, Sandra showed me market data showing that the market was going to drop 8.8 % and have more competition on the market giving buyers more options. She convinced me and my wife that it was the right move to sell still and that to put our faith in her that we would have an extensive plan to find us a new home. In the end she saved us over 70k by selling when we did. She is an amazing person and realtor and feels like an adopted part of the family could not recommend her to enough people. 20/10, Deserving of a standing ovation! Sandra worked her ass off to help us get some amazing deals! If you want someone who will go above and beyond, Sandra is your person. Not only did she find us some great deals she basically managed every aspect of our transaction as we were out of state buyers who weren't able to be in town often. I whole heartedly recommend you use Sandra to help you with your next real estate transaction, I would say you are crazy if you don't. Sandra is wonderful, honest, hardworking, dedicated, helpful, kind, intuitive, and has a full understating of not just real estate but the business side of real estate, her reporting and projections were top notch! I promise if you use Sandra you will not be disappointed.
