We were selling my Mother-in-Laws house in Santa Barbara. Ryan was professional, friendly, responsive, dedicated and thorough. He walked me through all the forms personally (so many nowadays!) He very kindly suggested the edits to my furniture that made the place show to its best advantages. He hired an excellent photographer who worked magic on a cloudy day. It was a sellers market for sure which is why Ryan was so valuable. From his recommendations of how to spend money to freshen up the property and staging, to what to ask as a sales price, when ten offers came in all 10-25% above asking he was invaluable helping to asses the price offered with the cleanliness of each offer. One of the higher offers had loan and appraisal contingencies he got the buyer to agree to increase his down payment before accepting, when the buyer was delayed a week by his lender he had the buyer agree to release a portion of the deposit as a good faith gesture.
