Selling a co-op apartment in today's environment is challenging in-of-itself, but try doing it from 1,200 miles away. That is the situation I faced after my mother passed and I had to sell her apartment. The first broker had an exclusive, but nothing happened during the six-month exclusive period. No shows, nothing. After the exclusive expired, I somehow fortunately found Paul Heller of Berkshire Hathaway Florida Realty, who understood my situation but most importantly was very familiar with the local market and the best strategy to employ to sell a co-op apartment in that market. Paul immediately took charge and staged the apartment for sale, took a new set of photos which accentuated the best features of the apartment and used his network of social media to get the word out in US and Canadian markets. During the marketing process, Paul kept me informed every step of the way with weekly updates on showings, prospective buyer feedback and what turned out to be very valuable advice on pricing strategies. When the apartment was finally sold, Paul handled every aspect of the sales contracting and closing, including providing an excellent closing attorney. When the closing took place, Paul made certain that the sales funds were wired to my bank account and made certain that I assured him that the funds were sitting in my account. And all of this took place while I was 1,200 miles away. Although we never met face-to-face, Paul and I got to know each other and shared stories about growing up in New York.
