He is very knowledgeable of the area, communicates well, and has consistently gone above and beyond for me on both my condo purchase and sale. We have worked with Patrick on two separate home purchases over a 9 year period. He was initially recommended to us by a mutual friend who had also worked with him on a home purchase. As new residents in Orlando in 2014 (moving from Los Angeles) Patrick was a perfect fit for our needs. He introduced us to many areas of the City, gave us tours of neighborhoods and helped us hone in on a specific area and home, which we purchased. in 2020, we began to look for another home. The market was difficult for buyers and it took almost a year before we were able to purchase, but Patrick was incredibly patient and supportive and offered us his full services through the entire process, often times on very short notice! We truly enjoy working with Patrick. He is delightful to spend time with, responsive and a great communicator. You will be in great hands with Patrick!

Patrick James is the best realtor in central Florida. After he was able to sell my house in 2020 during the the height of the pandemic and at an amazing price, I knew Patrick was the realtor to help me find my forever home. He listened to my wants and needs in a forever home and patiently worked with me during the search. I think he was almost as excited as I was when we found my dream home! He did an incredible job negotiating the price and conditions for the purchase and we were able to close quickly. Patrick was by my side every step of the way. By far the best home purchase experience I have ever had!

Looking at the title I have assigned to this review , it is so understated. It is like an incomplete sentence, not because it doesn't have a noun and a verb, but because Patrick James is so much more than an "agent". He is a gentleman. He is extremely efficient, but he is also incredibly sensitive to one's needs. My husband and I were selling our 3rd floor walk-up condo in Maitland, and thank goodness, we were steered toward Patrick by a close friend. He immediately became focused on our needs, our willingness to make changes to make the condo more appealing, and our calendar. It was efficient, yet personal through the whole process. He gave us options on almost everything, he communicated clearly our choices and the likely outcomes for each choice. Well, he was correct, and to our benefit: the time from the day the condo went on the market to the day of closing was 5 weeks - and on a VA Loan! We remain in touch with him because he has become a valued friend. Both my husband and I have been through selling and buying property before, and this is unusual - in a wonderful way. Patrick is hands-down the best Realtor I have ever dealt with, and I have been fortunate to deal with exceptional Realtors along the way. He knows his market and takes the time to get to know the people he represents. He has a natural way of interacting with people and is a great negotiator. He represented us on both sides of our Oviedo home, and each time was a solid success. If we were to move back to central Florida, there's nobody else we would want to help us find the best property!
