Oswaldo Chavez was EXCELLENT! He was very honest and direct through the whole process. At no point did we feel like he was trying to sell us on anything. Initially we intended to rent the home. We had spoken with another realtor who suggested we sell the home at $227 which would have resulted in a loss for us. The other realtor never came to the property. When I spoke to Ozzy, he requested an appointment to come see the property to effectively evaluate it as a rental or sale. During the meeting he informed me we could get close to $250 for the home and showed me the data he used to get to that figure. We decided to move forward with the sale. In a little over a week we had 3 separate offers on the property that resulted in a small bidding war. Ozzy made it possible for us to accept the most lucrative and establish one of the other offers as a contingent in the event the first offer fell through. We did have quite a few issues the week of closing. The appraiser waited until the last minute and didn't value our home at full asking price. Since the buyer could not come up any further out of pocket, Ozzy negotiated a reduction in closing costs. Since the closing was going to be delayed, he was also able to negotiate the buyers move in to the home and pay rent until closing which helped us offset our out of pocket expenses. I realize the last week of the process was most difficult with all the complications that arose but we greatly appreciate Ozzy being available to us at pretty much any time to answer our questions and keep us abreast to the situation. He is a true professional and although we are out of state now, we will send any referral his way that comes asking in the El Paso area.
