Selling a home, one which you've lived in for 27 years, was a traumatic experience. With Nancy's assistance, she guided us through the process of providing tips and suggestions to make our home become the most appealing to potential buyers. This included her readily available list of vendors, which assisted us in completing those necessary tasks, prior to placing our home on the market. Through her analysis of our neighborhood/area, Nancy was able to guide us into the proper pricing for our listing. Our home was listed on a Friday 9AM and by a half an hour after being listed, we had our first 2 showings. Between Friday and the end of day on that subsequent Monday, we had a total of 40 showings with 10 contracts. Nancy Cross did an amazing job managing the negotiations with the buyer and expectations of the title company. The buyer wanted to go lower on our deal after the first offer was signed under contract. Nancy stepped in with some aggressive conversations reminding the buyer of binding legal agreements in order to save the deal. Her relentless communications with the buyer kept them honest and on track to close on our home. Also, Nancy reminded the title company to request the HOA estoppel and pushed the title company to secure the municipality lien search timely. The closing could have been delayed by a week if Nancy did not step in and press all parties to secure their documents and close right away. All of these efforts made a huge difference for us to have our net proceeds in time to reserve our new home. Nancy made the difference and restored life and brought the good energy back into our home selling and buying experiences.
