I was looking to sell my family home of almost 30 years so I reached out to a family friend, Miranda. She quickly learned how important the home was to me and my family. Throughout the entire selling process, Miranda treated it like she was selling her own family home. Miranda’s process consisted of transparent and consistent communication. She was on top of milestones reaching to us regularly to set expectations for the next milestone, following up when the milestone arrived, and checking in for progress along the way. Miranda’s experience and connections were second to none. Miranda was full of ideas and different approaches to any problem. After our initial discussions of selling the home, Miranda’s experience eye realized that the house looked cluttered with the amount of stuff in it and this would not fair well with potential buyers. She set us up with a professional who regularly walks thru houses and suggests things to remove, things to add, and things to move. Together, Miranda, this professional and I worked on a plan prioritizing tasks and practically working down the list. A similar approach was taken to having a pre inspection done which identified things to do before the sale. Every time we needed a special contractor for a task, Miranda had just the person for it. These two things, both suggested by and coordinated by Miranda, went a LONG way towards us getting over asking price. We had an open house for two days where over 150 people visited and we had 9 offers within 3 days of the open house. And then when it came to closing the sale, Miranda showed a professional tenacity that you want on your side. We had to move our sale up which led to buyer reaching for some freebies. Miranda cut that off immediately when it ridiculous. This tipped her off that closing would be interesting. I trusted Miranda to close solo. The agent for the buyer tried some shady tricks and Miranda called them on it. Our experience with Miranda could not have been better.
