A seller must deliver a clear and marketable title by law; being a community property state, be aware that you may be required to provide a copy of Trust Docs, Marriage License or Divorce Decree, Death Certificates and possible Spousal Deeds. Mina knows the problems with the title issues that can create a delay to close. Be open and honest, ready to discuss while listing the property to avoid any delays or cancellations.
