Be realistic until the home inspection is completed and then the appraisal if applicable, each has their own requirements for you the seller, that is not on any realtor, it is a reflection of how well you prepared for the sale. Be sure to ask for discounts that may be available to you at the title insurance level, if you have special requirements or things that you'd like to leave with the home, be sure to have them included in the MLS notes. A seller must deliver a clear and marketable title by law; being a community property state, be aware that you may be required to provide a copy of Trust Docs, Marriage License or Divorce Decree, Death Certificates and possible Spousal Deeds. Mina knows the problems with the title issues that can create a delay to close. Be open and honest, ready to discuss while listing the property to avoid any delays or cancellations. Mina is the reason why my condo sold as quickly as it did. The purchaser expressing interest turned out to be high maintenance. I thought he was not really interested. But Mina worked with him and spent an enormous amount of time to respond to all his questions, requests and demands without offending him. That is why I say that she is the reason the sale went through. As it turned out, the sale and the timing of the sale were much more advantageous for me than I realized at the time.
