We loved working with Melody. We are moving over 5 1/2 hours to Lincoln. She always made herself available when we planned to come up and see houses. She gives her honest opinions as to property pros/cons and what may or may not work for your family with each property. She is very involved, knowledgeable, stays in touch every step of the way, and takes every transaction to heart. We listed our house in Rocklin California with Melody Duncan in March 2018. She was an outstanding agent in every way and a pure delight to work with. She was extremely knowledgeable about the process and the market, and was very attentive to every detail at each step of the way. Several months in advance of putting the house on the market she helped us determine what was necessary to do to our the home to get the best price without investing too much time or money. She spent significant time researching the current marketing conditions to help us determine the asking price and carefully walked us through the paperwork processes. Once listed, she responded within minutes to every request to show the house. When we received offers, she spent time to carefully vet each one to ensure the buyer had the financial backing to successfully complete the sale. She guided us to select the best and most solid offer. The depth of her knowledge really showed as she masterfully navigated us successfully through the escrow process. She attended to all the details (especially helpful as we both work full time), arranged to meet and escort the inspectors, guided us to decide what to/not address, and problem solving little fixes. She even showed up one day with the light bulbs to get a broken oven light working. She kept us updated throughout the escrow period so we knew what to expect at every step of the way. We never fell out of escrow and our home was sold at a higher price than we expected. All in all she went out of her way to make what can be a very stressful process very efficient and pain free.
