For the first house, Mary carried out a fantastic cosmetic refresh of the property, while carefully navigating the constraints of the HOA. The impact of the work far exceeded the amount of money invested. Potential buyers who toured the property got very excited. Since the sale seven years ago, I occasionally check the estimated market values online and not once have I seen it match the actual sale price. The second property had been cared for, expanded upon, and renovated by successive owners including me over seven decades.
