Our interactions with Marci were relatively low key and during a one-week time period, we visited over a dozen homes. On the last day of the week she informed us of a home that was coming onto the market but would be only available for a one day. We were also made aware that the offers would be evaluated with the seller that evening and that there would be no negotiating calls during that evaluation process. As had been the case, Marci was spot on in her description of the house. Immediately after our viewing, we huddled to discuss our thoughts on the house and how to approach the development of our offer to purchase. For the next several hours, we exchanged phone calls to discuss how much we should offer in relation to the market and our desire to secure this house. Marci educated us on the use of an escalation clause, which we did not have previous experience with. Marci was able to provide us with recent comparable sales analyses that supported our objective to offer more that the asking price, in an effort to increase the likelihood of us securing this house. True to form, Marci’s advice was on point. We received the call from the Seller’s agent informing us that our offer was accepted. Since the scheduled closing date was six months away, Marci provided further instruction on how to approach the sellers to purchase some of their furnishings since they were downsizing. She was very helpful in providing contacts for securing insurance coverage on the house, contacts for a locksmith, fence contractors, house managers (for the time that we would not be residing in the home) and other useful trades persons. All of this guidance was above and beyond the assistance provided by a typical realtor.
