I have been working with Mahmood Ebrahim for over 12 years. He has represented me as either a buyer or a seller in five transactions. Most recently, Mahmood represented me as a seller of a single-family property that I had operated as a rental property. This transaction was more complicated that a typical sale since we first needed to remove a long-term tenant, fix up the property for sale and then sell the property. Mahmood was able to professionally manage every aspect of this project. First, Mahmood established a good working relationship with the tenant. I was hoping to sell the property to the tenant and Mahmood offered the tenant many opportunities to purchase the property using unique first-time buyer programs and financing incentives. In this case, the tenants did not wish to purchase the property. Mahmood gave the tenants notice to vacate in a compassionate manner while complying with all legal requirements. He worked closely with the tenant to coordinate the move-out on the required date. Upon move-out, Mahmood changed the locks himself and otherwise secured the property. Mahmood immediately began retaining service providers that he has worked with in the past to prepare the property for sale. To my amazement, Mahmood was able to manage the following all within 30 days: paint interior and exterior, new carpet and baseboards, new kitchen appliances, new hot water heater, new sink, faucet and garbage disposal, new recessed lighting, miscellaneous repairs and complete cleaning of the house. Once the property was prepared for sale, Mahmood placed the property on the market, negotiated an all-cash sale contract within eight days and coordinated the closing in 21 days. And I received what I believe was top dollar for the property. It took only 59 days from tenant move-out, to preparing the property for sale to close of escrow. Mahmood is very thorough. Brings decades of experience to the table in knowing where to push his counterpart and where not to. All this with keeping his client's best interest. One thing that separates him from other realtors is that Mahmood keeps his clients well informed and educates them along the process which feels empowering and helps make informed decisions

Very thorough Right balance of where to negotiate hard and where to let go of trivialities which helps in securing the deal. Takes time to understand the needs of his customers and informs them of hidden details which are inconvenient for him as a realtor but very beneficial for client. VERY RARE to see that in realtors. Mr Mahmood has helped me in all aspects of home buying process: Finding & taking appointments to show non-open houses. Finding and reaching on time for open-house schedules. Follow-up after showings and tapping on exact price that the property can be worth. Honesty in explaining the repairs needed in property. Understanding each and every document of the escrow process & loan process and guide in keeping the costs under check. Mahmood will never push to buy if you don't like the property and always give pros and cons. He has really really good understanding of Market. He is just not helping in buying process but also helping in guiding and talking to the property managers of your previous rent/own properties if needed and help in the repairs after the sale is done. He really goes beyond his work by thinking your loss is his loss which I find many realtors do not have this quality. Everyone will feel lucky when they start working with him. To appraise his work, I would like to use words more than thanks if available in any language. Some sites provide 5 stars and some provide 10 stars but for him those stars are not enough. First and for most I am a first time home buyer and Mahmood was amazing and teaching me the ins and outs of realty and purchasing a home. Mahmood went above and beyond his job description and made sure that I was taking care of and made all the appropriate steps in securing a beautiful home. I was out to sea when closing documents had to be signed and he was by my fiancés side signing the documents and making sure everything was correct. I would recommend Mahmood to anyone.
