As a California resident - I had been researching out of state properties and working with two agents in Charlotte and Dallas for my first investment property. Then - I found Kit on Bigger Pockets and after just one phone call - I pivoted to working with her IMMEDIATELY and shifted my focus to the Raleigh/ Durham area . Why ?Kit was outstanding by far in several areas when compared with other agents - I’ll list a few here: 1. Rather than simply setting me up to receive listings based on search criteria - she created a curated list of properties specifically for me on a shared google doc/ sheet- with the listings and comments on each one. How amazing to see her thoughts on various homes and neighborhoods and why she recommended these over others in the area. I could make comments on this google sheet or ask questions and she would respond directly on the document. This is a BRILLIANT way to communicate and to have me learn about the area from her experience and expertise 2. She got on a zoom with me and shared her screen on a google map to give me a tour of the area - explained various neighborhoods and literally “showed” me where they were . 3. She helped me get on AirDNA and walked me though ( again on zoom) how to analyze a property for short or mid term rental- walked me through several examples , and when it came time to submit an offer she walked me through my property on air DNA as well to help with my analysis. 3. She shared her spreadsheet she created for underwriting properties and literally worked through it with me on my property to show me its profitability . 4. She has connected me with a local MTR/STR mgr who she trained personally- who is less expensive - to set up my rental . 5. As she is an investor herself with successful MTR/STRs I have complete confidence in her knowledge and expertise . I will DEFINITELY be working with Kit again on my next investment - and I strongly recommend her to any out of state buyer !

As first time home buyers Kit far exceeded our expectations! Multiple people in different phases along the process told us that we had found a great realtor and we agree! My journey to obtain an investment property began Aug 2023. Through bigger pockets, I connected w/ 3 realtors- Kit reached me first. A self starter & real estate investor herself, she has experience, resources and a willingness to educate, so she met the criteria I was seeking.
