Kevin Kalaghan guided me through my entire buying experience including the contingency I needed on the sale of my current house to protect me as I purchased my new one. I really felt comfortable leaning into his expertise as he laid out manageable steps and set reasonable expectations. Kevin worked simultaneously for my sale and for my purchase: (1) on the sale of my house he set me up for affordable fixes to my current house to maximize my return and worked to get it to market, driving an offer above asking on the first weekend showing, and (2) the hard part of finding my new home that was within my budget, had the features I wanted, and would work with a contingency and timing for the sale of my home. This is where Kevin simply shined for me and will for you too. Let me tell you why. Kevin set me up with links to homes for me to review, but also looked on my behalf with a “Did you see this one? What do you think? Want to go see it?” Weekends and weekdays we went to numerous private showings and open houses. He let me drive the selection process but was always willing to share his POV (neighborhood, placing all my furniture, needed fixes and what was a big or a small fix, value for size, etc.) but always as an opinion, so that ultimately the decision was mine. I’d pick one and we’d make the offer… with a contingency. We did this a lot but Kevin never faltered or flinched and pushed for me. In this endeavor, Kevin is exceptional as he engaged the sellers and realtors and advocated for my offer with contingency. I guess what I want to convey is that Kevin established a RELATIONSHIP with me and also with his colleagues as he worked towards my purchase. This ultimately led to a negotiation for my now “forever” home that likely would never have happened with a transactional approach. We had an excellent experience with Kevin as first time home-buyers. Details to follow, but we would absolutely recommend Kevin to any other home-buyers, and especially first timers such as ourselves. He helped us so much to succeed at a daunting task, and we are now in a home we love! Throughout the process, Kevin was always responsive, prompt, thorough, and knowledgeable. He was able to strike the perfect balance of keeping us informed and offering information from his own experience without us feeling like we were being pressured or rushed into anything while thinking through our decisions. His patience was notable, especially as first time home-buyers who had many questions. We also found that he was very clear about what would happen at each stage of the process; finding and touring listings, what goes into making an offer, how to coordinate an inspection, negotiating with the sellers, and all the parts of closing. During the search, Kevin would send us listings that fit what we were looking for, and would reach out to get more information from the sellers' agent on any we were interested in. When touring the properties, he would offer insight on the condition of the home, what to be looking for on the walk-throughs, and what was notable (good or bad) about a given property. Kevin was always clear where he felt unsure or that something was outside of his expertise and might need the evaluation of a different professional, he was dedicated to providing us with accurate information rather than just telling us what we wanted to hear. Ultimately, we were able to purchase our home because of Kevin's hard work. He got us a private viewing the same day the listing hit the market, and we were able to put in an offer before the scheduled open houses happened.
