What I found exceptional with Kathy was her understanding of complex situations and her ability to solve problems. She not only expresses empathy about your situation, she's likely worked through similar situations many times over and understands how to achieve the best outcome for all parties involved. I think it helps when you are a motivated seller with good values because this creates less friction naturally throughout the process and makes it less difficult for Kathy to pull resources together that are motivated to help you.
