Julia worked very hard and did a lot of research to find us the home we truly wanted. After working with several realtors in the past, I found that Julia was top notch compared to everyone. She is professional, friendly, hard working, responsive and most of all honest and genuine - two qualities I found lacking in most realtors I’ve worked with. Even when we encountered issues with documents and communication during our closing, she worked diligently to get everything done and get us closed on time! People often complain about the cost of relators because they feel like there is no real value for the commission. Julia's expertise and professionalism in a highly competitive market for buyers is what got our family into the perfect home for our needs even when other investor buyers offered more than our bid. She was able to advise us on small bid tweaks. Things like removing the contingency on an offer so long as we could bring cash to the table if the house didn't appraise at the value we offered, immediately placing half our closing costs in escrow, and other small items we were prepared to do that gave us the edge over investor buyers that could write a larger check. She also advised us completely of the pros, cons, and dangers of this advice so we were fully informed. Further, we are a large family with many animals so we used a special financier that allowed us to move into our new home while we still owned the old one. To use them relators need to be certified by the finance company... so she got certified so she could work with us. She stayed on top the transaction so when little things came up that might spook the seller she got on top of it and resolved them with the sellers relator. Even as we were moving in I work from home and needed to have the Internet on the day we moved in. AT&T wouldn't turn on the Internet the day we took ownership unless they spoke with the current account holder or the relator assisting with the transaction. She sat on the phone with AT&T to make sure we had Internet the day we moved in. That is so completely above and beyond it's hard to express. Once we moved into the new house she helped guide us through the next whirlwind of selling our old home consistently adjusting to market value and trends. This is the kind of industry expertise you don't have when you sell on your own or work with an inexperienced broker. At double her commission she would still be a bargain.
