We were out of town buyers needing to settle quickly and were dealing with a sellers trustee representative that was very difficult as well as dealing with potential lawsuit with a previous offer.
James was extremely professional and knowledgeable, a true pleasure to work with. We had a rather tenuous situation on our sale. James was there every step of the way to work out any unexpected situations that arose and made selling our house seamless.

I would like to comment on a favorable real estate experience and the broker/owner who made it happen. Invictus Realty Group, and especially James Radyko aided in my purchase. I lived out of state and was looking for property around Deerfield Beach Island. Sometimes I was unable to timely view the property and "JR" within a day was able to provide me a video walkthru with his opinions as he walked through. We would then discuss each video on the phone. The times I was able to be present, he drove me around and clearly listened to my main priorities as we viewed properties. I finally made an offer that was accepted and the seller and agent were both hard to work with. JR always looked out solely for my interest and saved me a loss of my deposit when the seller played games with dates and paperwork. The Title company confirmed the uncooperative seller actions. Eventually I did make the purchase which included the 2 main priorities I had for a home. He was also very helpful with referring me businesses that would help with either moving my furniture or car and local contractors for any possible work. If you would like someone on your side who does not come from a large company, JR and his staff were excellent support in my purchase.
JR went well above what any agent should have to. He dealt with me for four years of looking for places putting bids losing them not appraising but he never gave up. I finally found the house I chose and settled on it on 16 June 2023 his work was very instrumental on me finally being able to get a place the whole time I’ve been traveling 100% of the time on the road.
