We had been looking for a property in Madison Heights for a literally years. It's a beautiful neighborhood and the market is extremely competitive. We have stayed in good touch with Hercules over the years. The same day I noticed the property pop up on Redfin, I received an alert from his mailing list. Long story short, we viewed the property, talked it over, strategized, talked it over more, and more, and made our offer. We were shocked when our offer was accepted and began the long escrow process. Escrow is a lot of work and not always pleasant, but Hercules was there for us to answer questions, explain the what's, why's, and how's that came up. He even helped us with a last minute contingency that required removing bars from the bedroom window with his own two hands. Overall, we are very happy with the property and know that we could not have done it without Hercules. They say selling a home is incredibly stressful. I would say, working with Hercules made a stress that is normally a "10" morph into a "1." Why? He guided us through the process step by step. He advised us on what to do to achieve a high selling price. His selling strategy was sound. His communication and follow up was like none other and he was so pleasant to work with throughout the process. First, he gave us a complete market review thoroughly and professionally presented. Then, we went thru the comps and discussed our goals with regard to selling price. He then advised us on making the investment as to staging. Once we were staged, he hosted an open house and we received multiple offers. We ultimately accepted an offer that was $31K above asking and the highest sales price in the building for comparable units. We did all of this within a time frame that exceeded my wildest expectation. We honestly could not be happier to have worked with Hercules and are ecstatic with the outcome.
