If I could give Eric Jenkins 10 stars, that still wouldn't be enough. He surpassed any and all expectations and hopes I had for selling my rental house. From the beginning to the end, he shared his enthusiasm and interest in getting the maximum price for the property. He went up and beyond in his efforts, using very large and readable signs (with little spotlights after dark), two signs in front and one in the alley, and even leaf-blew the yard! He made sure that there was a supply of flyers on the posts as well, which kept disappearing every few days. His eye-catching signs were professional and very obvious for anyone driving or walking by. As a result, I had a buyer in the first two days of listing. He was careful about monitoring who viewed the property, and made sure things were secure when other realtors brought their clients. Eric is a great communicator (both with me and the buyer's realtor) and let me know every step of the way what was happening. He sent me forms to sign online, which made it so easy and hassle free. I felt I had not just a realtor, but a friend and protector through the whole process, and I was worry free as a result. It all went very smoothly, and I got the maximum price for the house. Other realtors I spoke to prior to meeting Eric suggested a much lower starting price. I have no doubt that Eric was the reason I was able to get about $40,000 more than what the other realtors were suggesting. We have been lucky enough to have Eric as a buyer's agent and he is great. He responds to texts and emails quickly. Before viewing properties, Eric makes sure there are no sinkholes in the area. When viewing properties, Eric shares his breadth of experience, pointing out where defects are covered up, whether the roof is good, the quality of the workmanship and general maintenance of the house, and so on. This is especially important for newbies (first time home buyers) like us, who need extra hand holding. We have worked with other agents in the past, and they seemed more interested in having us buy something so they can earn their commission (it is said that the seller pays the buyer's agent, but who is it that pays the seller?). Eric, on the other hand, wants us to find our perfect house. He is not afraid to say that a property is not for us (e.g., "this one you run from"), and always does so with good humor. He also doesn't pressure us (we heard stories from other people who have had pushy realtors) and instead has great patience as we ask questions. When it comes to making offers, Eric also differs from other realtors we have worked with because he offers a strategy to get the best price for us (from bidding to negotiating after the inspection) rather than to maximize his commission, which is based on the sales price (he gets paid more the higher we bid). So far we are very happy with Eric and will recommend him to our relatives when they move to Florida. We also recommend giving him a call if you are new to home buying like us.
