Unknown to us, the buyers neglected to include a "we have to sell our house" contingency, fearing that would make their offer less desirable. When they couldn't sell their house they used the inspection contingency to back out of the deal. No discussion or negotiation - they received the inspection report on a Friday evening and immediately backed out. Ellen responded to this setback by contacting other agents she had worked with previously (this building of relationships is the prior preparation I referred to) so that on Tuesday we had 8 showings, and a new buyer by the end of the week.
