Doug did an awesome job selling our property. We inherited a piece of property in Hudson which we hadn't seen in eleven years and had no idea what condition it was in. After contacting Doug he was able to put us in touch with a probate attorney, who in turn was able to take us through probate in 30 days, while Doug was paying attention to our needs in the selling process. Doug went above and beyond in getting our property cleaned up and made presentable, and by the time probate was settled we had multiple offers. All of this took place by text, email, mail, and phone conversations, as we (the sellers) were both living out of state. Doug's professionalism, knowledge of the local market, dedication to the process, and determination to provide exceptional and timely service were truly amazing.
We reached out to Doug because we were in a lease to own agreement where the owner died, and the home was in a trust and was going through probate and the family members were not wanting to honor the agreement for us to purchase the home. At the same time, we contacted different lenders, and we were receiving conflicting feedback about getting a loan. Doug helped navigate through both issues. Probate took much longer than anticipated and had hurdle after hurdle. The deceased owner did not get the needed title work from the company he bought it from. That company was no longer in business. The law office who represented the dissolved company ignored us for two months! Ignored the representatives of the trust, 3 different title ladies, and told me I needed to hire an attorney just to speak to them. Say what?? After 18 attempts from 6 different people and two months, the representatives of the trust was telling me that we would have to hire a attorney who specialized in this matter and it would cost 2,500 to 3,500 dollars and take another 6 to 9 months to resolve. That means I would lose my loan and have to reapply and sit in limbo for months not knowing if me, my wife and 4 daughters were going to have to move or not. We were literally minutes from signing with another law firm and paying thousands of dollars to go through a 6 to 9 months process. Doug told me to give him 1 week before hiring the attorney. Doug sent ONE email to the partners of the firm and we received the signed documents within 48 hours. I am still shocked. Doug accomplished something in 48 hours that a law office ( of 3 people ) who specializes in Real Estate Trusts, and 3 different title ladies, spent two months Doug helped my family and I secure our home. Purchase it for 100K under appraised value, helped obtain the loan, saved us Thousands of dollars . Honestly if it was any other realtor we probably wouldn’t be in this home today.
