When we first decided to sell the house, we were in a seller's market but interest rates were rising so we were under crunch time to have it listed before the next rate increase. I reached out to Diane Krout to ask her opinion on what we should focus on. Initially her response was what I expected; declutter, fresh paint and new carpet. As the conversation went on she started to add some ideas that wouldn't have even occurred to me. We put contact paper down in the kitchen and bathroom cabinets that added a refreshing subtle pop of color. She gave excellent advice on staging the house. She suggested adding some artwork in the formal dining room which changed the focal point and gave the room a more updated and modern feel. She suggested adding some plants and pointed out ways to make each room look more purposeful and the entire house looked truly transformed by the time we were ready to list. At that point she brought in a professional photographer to take the pictures for the listing and we couldn't have asked for a better or more marketable display. Just before that first showing, Diane came over and set up a very appealing arrangement of packets that included some of the pictures along with our seller's disclosure and a copy of the original builder's blueprint for potential buyers to take with them. She also provided a framed notification of the Home Warranty that we were offering and then suggested some fresh flowers for the center of the table. We had several offers and Diane proved to be a valuable negotiator who really looked out for our best interest. We sold in under two weeks and closed on the house before we could find a new home. Diane was ready with some local apartments that offer short-term leases to hold us over while we look for our forever home. Her attention to detail is impeccable and with her insight and expertise, she has proven to be a very valuable resource. I'm so grateful for her guidance throughout this entire experience!
