This being my 4th home purchase, and party to several real-estate transactions, I know what an agent who doesn't do the things you need looks like. Cathy is not one of those people. We somewhat unexpectedly came upon our now new home, and after calling her (seemingly out of the blue) on a Friday morning, we were in the home that evening and making an offer by Sunday.
