Choosing Carol Rutgers as our real estate agent was a very smart decision. We chose Carol because of her experience, knowledge, integrity, and engaging personality. She sold the house quickly (above listing price) and made the listing, selling, and escrow processes easy for us. Then she helped us with many aspects of moving. Carol is a creative problem solver, has good resources for just about any move-related need, and seemed to anticipate our needs at every step. Carol gives "above and beyond" service. For example, our buyers asked that cabinets be removed from the garage with little lead time before escrow closing. Carol discussed options with us and suggested listing them online so they could be used by someone in need. (Habitat and other charities declined because of weight/manpower involved.) She handled the online listing and screened more than twenty responders, so as not to burden us. She organized pick up and brought supplies the young family selected might need to move/load the cabinets safely. Another example is when someone she hired to help pack the kitchen got ill on packing day, Carol stepped without hesitation, demonstrated her skill and speed in packing fragile items safely. We highly recommend Carol.

Carol took care of everything as I was no longer living in the house when it when on the market. From watering the plants to final cleaning, she staged and unstaged, sold or consigned furniture that I did not move, coordinated a few minor fixes, and kept me well informed about showings and paperwork flow. The house was listed online on multiple sites, professionally photographed for those sites. She went over and above what I expected and took much of the pressure of selling of me. The best EVER realtor and highly recommended!

She very knowledgeable about the Sun City real estate market. Even though we were living 1,000 miles away we trusted that Carol had our best interests in coordinating the purchase of our new home. She pays attention to details, returns phone calls, coordinated inspections, met with repair men and performed a video walkthrough while we were living in another state. Carol has sold two homes for me in the last 4 years and I have referred her to several other Riverbend homeowners and she sold their homes,too. For both of my sales I was out of state during the listing period. Carol brought in staging and live plants for the first sale-all done by her. Both sales she kept the indoor and outdoor flowers watered and looking fresh. In SC this is an every other day job. The driveways were blown before every showing, lights on and off every time, and stayed in my home for all showings. This summer during record rainfall she assisted in some water drainage issues. She was out in the rain watching the runoff and then showed the landscaper where to dig a trench. When my movers came she supervised the move and fed them lunch. Before the new owners moved in, she came with a cleaning crew. I'm sure the new owners had a house warming gift. Besides all these wonderful care taking abilities, Carol did a marvelous job with advertising. There were local magazine spots, 3D virtual tour, beautiful brochure for the buyers, and internet listings in every possible venue. Then when she had a buyer, she did a awesome job with negotiations. Fogged windows and peeling wall paper had to be replaced, but updated kitchen counter tops could wait for new owners. Carol provided contacts for the work we did have completed and then she brought in staging items, took down some heavy dark drapes, and transformed a dark and dated house into a bright and comfortable home that we were impressed to see. She was a perfectionist, even waiting for a day when there was a beautiful blue sky to take the outdoor photos! Once we had an offer, Carol guided us through the negotiation process and then suggested inexpensive experts that actually responded to our calls, to address the inspection issues. We met with Carol in October and discussed listing our home in January, after the holidays. Carol said that sometimes during the holidays, folks are visiting the areas and look at homes. We informed Carol we would not be showing our home when our family was in town and she understood. In mid-January, we began to actively show the property. But Unfortunately, the listing overlapped with COVID, and we were not only extremely cautious, but for months, we did not allow anyone in our home; Carol sincerely understood our concern and she took precautions. When we agreed to allow the showing...Carol accompanied the potential buyers and their agent: she insisted all wear a mask, gloves, booties and that only Carol touched surfaces with a gloved hand.
