We worked with Capri in searching for and buying our first home and a few years later, selling that home. Capri's patience, knowledge, and guidance in these processes was incredible. She was, what I would consider, an expert in the neighborhoods we were looking (Waldo and Brookside) and was thorough and patient when we were looking at homes. She guided us through the buying process, stayed in touch to make sure we got settled into our home, and recommended handymen and contractors when we decided to do some upgrades. When it was time to sell our home, we didn't think twice before calling Capri. She knew the market and what we could hope to get back from the sale. We received more from the sale than we anticipated and could not have been happier with the process. Capri worked so much to get my house sold and even helped me organize and pack up my belongings. She is even helping me store and sell my furniture on Facebook marketplace as I live out of state. I had a difficult negotiation process with the buyer and had to replace my roof covered by my home owners insurance after paying my deductible( $2k for a $6500 roof is not bad). I didnt have a choice on paying a portion of the buyers closing costs and termite treatment and paying for the buyers home warranty which was not favorable but she helped me understand this was the best outcome to close on the sale by our deadline. She also countered the buyers demands quickly so we could get our asking price minus the agreed closing costs and other concessions. She even helped me sell my fairly new refrigerator to the buyer by communicating with the buyers agent. She does get up early and I dont! So she will keep you on schedule! We technically sold the house during Christmas after just 2 showings( sold the 2nd buyer after just being on the MLS for 24 hour) and I was officially moved out on 2/1/19 with the $ proceeds in my bank in just under 6 weeks. So I would use Capri again but not planning on buying another home in KC. I highly recommend Capri for her determination, responsiveness to all my concerns, knowledge of Prairie Village and KC metro real estate market based on her years of experience. She will help you buy or sell your house and will give you great advice for your best financial outcome.
