I’m so happy I have Cady Toussaint in my lineup! There are many players to select in this market, but I tagged her as my designated hitter. This is the second property Cady has sold for me in the past 6 months. Both properties were not on the market more than a week as she seems to be an expert in marketing them and stirring up interest. Cady had people physically lining up to see the house and was able to get over 10 offers, driving the sale price up over $30,000 more than asking price. She took the time to produce a spreadsheet to review all offers with me and was able to provide feedback on each offer's pros and cons with reference to price, financing, inspections, lenders, etc. I feel very confident using Cady on future projects.

Cady was hired to sell my development property in Springvale. I cannot say enough positive things about her in regards to this transaction. As a developer, I need an aggressive agent that is able to complete many tasks outside the realm of what a typical agent provides. Cady was involved in the process early on and provided information on current market trends and concrete numbers for a resale value. She consistently checked in on progress during this renovation and even suggested finishes and materials that would appeal to the market. When completed, Cady provided solid numbers on what the value of the home was and provided this supporting info to every buyer that came through the door. She had already proved to buyers that the property was worth the list price, eliminating the need for lengthy negotiations upon placing offers. Cady put the house under contract for me in 3 days and for over my asking price. She also prepared data for the buyers lender and appraiser to assist in a smooth transaction. I will use Cady again on future development properties because of her knowledge of the market and attention to every detail. 10 out of 10 would recommend.

Cady was phenomenal! She did a great job and was very aggressive and worked tirelessly on both sides to make things happen. She’s very knowledgeable and looks for the best situation and houses to satisfy her customers. She communicates better than anyone could possibly ask for, is very good a negotiating with sellers and buyers to come up with the best deal. She has a lot of great resources and uses them to the best of her ability. She forwards all concerns, questions and suggestions and immediately gets the answer. She’s flexible and easy to work with and in this very fast pace, aggressive market, I do not know how she does it. She’s patient yet very informing on the outlook and very self aware. I could not have asked for anyone possibly better to work with and would recommend her to anyone because she takes it upon herself to satisfy and answer everyone that goes to her. She’s honest and upfront and when her name comes up, it should be the person you chose to work with.

Cady was amazing. She was super helpful and honest. Offering her help beyond what I had expected. She also steered me clear of ridiculous thing that were unknown to me at the time; warning me that a particular house was simply not worth it. She is patient with people like me who are rarely happy with the fine houses I saw, eagerly responding to my mind numbing questions. She immediately knew when she found “my” house due to her ability to know her customers. Even though the house was flipped she uncannily guessed the exact price that the house would be appraised at. She definitely knows what things are worth and won’t hesitate to come right out and tell you, whether that’s good for her not. Just trust her.
