I met Brad by accident when I listed my parent’s home on FB. Brad called on behalf of a client of his. The house was too far out for the client but Brad was curious as to why I listed the house so low. I explained that I had talked to FIVE other agents who gave me a value all within $10,000 of each other so I used their “expert” analysis and decided to list the house myself. Brad explained that he does not use a cookie cutter approach and that he uses homes that are currently for sale and not homes that have sold to attach a value to a property. He told me the house should list for substantially more than I had listed it on FB. Ya, OK…this is a salesman. He then challenged me to list the house with him for 30 days. He would do an entire professional photo package including drone shots and virtual walk throughs. He had a total marketing plan for open houses and explained every nuance of a real estate sale. He said he would sell the house in 10 days. OK buddy, you are on! The photos of the house were exceptional compared to the typical listings that I see. Brad’s execution of his sales plan was flawless! There were 9 walk throughs during a 2 day open house and the home is located in a very rural area. One offer came in and we accepted it for a bit less than the listed price. Start to finish - we listed on August 12 and closed on September 9!!! But the best part is we selected an agent that was cognizant of this being a very emotional sale of a 60 year old home that was built by our father. Brad made us at least $40,000 more than any of the other big chain real estate companies said we would get. Add to that his professionalism, stellar knowledge of the real estate market, great communication skills and his ability to produce exactly as he claims and what more could we ask for?
