She found a solution for any challenge we faced, including driving 45 minutes out of her way when we were in the hospital having our baby to look at houses on our behalf when the house we had lined up to buy was bought by someone else at the last minute. Any concern we had, she alleviated. She was very professional, friendly, and fun to work with. April Neuhaus is a very knowledgeable and caring professional. She recognized the historic value of our farmhouse, and her marketing targeted and showcased that uniqueness. We were really looking at a special buyer for our home. We knew that, and she knew that. April allowed us to be involved in offering input toward selling our home. We made some suggestions, and she listened and responded by including some of our suggestions. We felt we were validated as sellers. April Neuhaus is our buyer and seller agent in the sale of our current home and the purchase of a new home to meet our emerging family needs. As our seller agent, she completed a market analysis and recommended a listing price that would maximize our return on investment. She brought value to the sale through the use of high quality marketing materials, such as professional sales brochures, virtual tours, and pictures. She advised us on how to prepare for showings and gave us access to a mobile app to allow us to manage showings, inspections, and appraisals. April exceeded our expectations because, not only did we receive and accept an offer on the first day of showings, but the contract price was $5,000 above our asking price - and this was during uncertain market timing due to the ongoing pandemic. In addition, we closed on the sale only one month after contracting for the sale. We had fully intended to move out of the home and find a rental to move into between our sale and our purchase. This became unnecessary as April negotiated a leaseback arrangement with the buyer. As our buyer agent, she evaluated our family needs and recommended a home that met our needs at a competitive price and in a neighborhood we were interested in. In purchasing a new construction home, April had experience with our preferred builder and ensured that we got a $5,000 builders incentive that we wouldn’t have known to ask for. She also intervened on our behalf and gained some concessions from the builder. She made time to allow us additional viewings of the home in order to prepare for our move. April is the quarterback of a team of real estate professionals. She very effectively engaged photographers, graphic designers, closing agents, inspectors, builders, real estate agents, and us to create the best real estate experience we have had in our fourth purchase/sell move.
