I had known Anita was in real estate for decades, but had not been a client. My mother had a need for a top notch realtor, so I asked around. I saw her sign on Rt309, and she was recommended by a neighbor. My mother age 86, was the executor of my grandmother's estate in Mt. Top, that had been in the family since 1947. After my grandmother passed away, this parcel was particularly difficult to sell, failing many attempts- and sat unsold for years. It had been for sale off and on since the 1980's. Previous deals had fallen through and could not close, for various reasons. There were previous surveying map defects, a large portion was wetlands, with a creek blocking easy main road entry- and zoning, conservation district, road access challenges. Yet it had many good features, if only it could be marketed to the right buyer looking for these features. These included 1000's of feet of untouched 1700-1800's vintage farm stone walls that had been hand built, and lots of standing timber. From the development standpoint, being in an agricultural zoned area, it was not highly desirable to developers. With 5 acre minimum lot size requirements, only 5 or 6 homes could be built on the 25 or so acres of usable uplands. Anita and her partner looked at it immediately the day of first appointment, and had it on the market in about 3 days. Within 2 more days, my mother was already getting verbal offers. In a month, mom had a $20,000 deposit, and signed contract. A month later, it closed for a very good price, considering 13 acres of wetlands, and many development challenges. Anita found a unique buyer in record time, and sold this parcel that had defied all previous attempts to sell it. I highly recommend her for all real estate buying or sales transactions, and advice. She is personable, pleasant, easy to work with, open minded. She treated Mom like a queen. Answers calls, emails, texts instantly. List with confidence, the best. HIGH MARKS 5 STARS A++
